From a Recent Tune-Up

Lubrication is one step of the 21-point tune-up: hinges, rollers, bearings, and springs, never the track.

The Test Most People Have Never Run

First Garage Door Repair technician lubricating garage door hardware during a tune-up in Indianapolis

Every garage door opener built since 1993 is required to reverse when the door hits something on the way down. Two systems handle that: the photo eyes near the floor, and a contact reverse built into the opener itself. Most people know about the photo eyes. Almost nobody tests the second one.

Here’s the test: lay a two-by-four flat on the floor in the door’s path and close the door. When it touches the wood, it should stop and go back up. If it hesitates, keeps pushing, or stops without reversing, the opener’s force setting is wrong — and the same setting is what decides how hard the door will push on something that isn’t a piece of lumber.

It takes thirty seconds and it’s part of every tune-up we do. If you never call us for anything else, run that test once a year.

Schedule It in the Fall

Once a year is the standard answer. In Indiana, when matters more than how often.

Cold Finds the Weak Spring

Steel contracts as the temperature drops and the lubricant inside the coil thickens. A spring near the end of its cycle count fails on the first ten-degree morning instead of in March. Fresh lubrication and correct balance are what get it to the end of its rating.

Salt Sits on the Cable Ends

Road salt and snowmelt come in on the car and settle at the bottom of the door, inches from where the cables attach. Corrosion starts at the cable end and works up the strands. Catching it while it’s surface rust is a cable replacement instead of a door coming down.

Grit Grinds the Rollers

The same slush leaves grit in the lower tracks, and the rollers grind through it every cycle. Clean track and good rollers are the difference between a door that stays in the rail and one that jumps it in February.

September and October are the window. A tune-up before the first freeze does more than the same visit in April.

What a Tune-Up Won't Fix

A tune-up is inspection, adjustment, and lubrication. Some things need parts, and we’d rather you know that going in.

A Spring at the End of Its Life

We can lubricate a spring and set the balance correctly, but we can’t add cycles back to it. Standard springs are rated around 10,000 cycles, roughly 7 to 10 years of typical use. If yours is near that mark, a tune-up buys time — it doesn’t reset the clock.

Worn Rollers and Frayed Cables

We’ll find them and tell you, but replacing them is parts and labor on top of the tune-up. We’ll quote it while we’re there, and you decide.

A Door That's Already Off Track

That’s a repair call, not a maintenance call. Same for a broken spring, a snapped cable, or an opener that won’t respond.

Damaged Panels or a Bent Track

Physical damage needs parts. A tune-up will tell you how bad it is and what the options cost.
See Panel Replacement for options and pricing.

If we find something, you get the price before we touch it — same as any other visit.

What an amazing company! I called today and spoke w/Ben. within 45 minutes Elior arrived to repair our garage door. It was bowed in the top middle. He adjusted and added support. Frequently Asked Questions

Quick answers to the questions we hear most.

How much does a garage door tune-up cost?

$99–$149 for a single door, priced before we schedule. A second door at the same visit is less, since we’re already there. If we find something that needs parts, you get that price separately and you decide — the tune-up price doesn’t change.

Once a year for most households. If your garage is the door you use instead of the front door, or you’re opening it six or eight times a day, it’s worth doing more often. Fall, before the first freeze, is the best time to book it.

Inspection, adjustment, and lubrication across five systems, from the springs to the opener. The full 21-point list is above, and you get a written summary when we finish.

No, and neither should you. Lubricant goes on rollers, hinges, bearings, and springs. Grease in the track collects grit instead of shedding it and turns the rail into a wear surface. We clean the lower tracks with a dry cloth instead.

It’ll help it reach the end of its rated cycles instead of falling short. It won’t add cycles back: a standard spring rated around 10,000 cycles will fail somewhere near that number whether it’s lubricated or not — good maintenance is what keeps it from failing at 6,000. High-cycle springs are available and last longer.

It confirms the opener’s built-in contact reverse works, not just the photo eyes. We run it on every tune-up, and the two-by-four method above lets you check it yourself once a year.

Yes, and the second one is less. Most two-car homes with separate doors book both at once.

Any residential garage door and opener. We service every major brand and door type, including Clopay, Amarr, Wayne Dalton, and C.H.I. doors and LiftMaster, Chamberlain, Craftsman, and Genie openers.
