When It's Time to Replace

Openers run ten to fifteen years. Plenty of problems are worth repairing — these are the ones that aren’t.

The Board or the Motor Failed

Those are the two most expensive parts in the unit. On anything past ten years, replacing either one usually costs most of what a new opener does installed.

It Has No Safety Reverse

Every opener built since 1993 has to reverse when the door meets an obstruction — photo eyes near the floor plus a contact reverse. If yours has neither, it predates that requirement. That one isn’t a judgment call.

You're On the Second Repair in Two Years

Parts don’t fail independently on a unit that age. The gear this year, the board next — at some point you’re paying in installments for a replacement.

You Want It Quieter

A chain drive over a bedroom is a legitimate reason to replace a working opener. Belt drives are dramatically quieter, and it’s the upgrade people notice most.

Not sure yet? We’ll price the repair and the replacement, and you decide. See garage door opener repair.

Chain, Belt, or Wall Mount

Three drive types, and the right answer depends almost entirely on what’s on the other side of the garage wall.

Chain Drive

A metal chain pulls the door along the rail. It’s the least expensive, it’s been the standard for decades, and it lasts. It’s also the loudest — a mechanical rattle you’ll hear through the wall. On a detached garage, or one with no living space above or beside it, chain does the same job for less and there’s no reason to spend more.

Belt Drive

A reinforced rubber belt instead of a chain. Same motor, same lifting capacity, dramatically less noise — no rattle, just the motor. It costs more, and it’s worth the difference in exactly one situation: there’s a bedroom, an office, or a living room above or next to the garage. If there isn’t, you’re paying for quiet nobody’s there to hear.

Wall Mount

Mounts on the wall beside the door instead of on the ceiling, driving the torsion bar directly. No rail overhead, which frees the ceiling entirely — worth it if you’re adding storage or a car lift. It’s the most expensive of the three and it needs a torsion-spring door with the right headroom, so it isn’t an option on every garage.

Horsepower

More Power Isn't Better Power

Openers are rated in horsepower — usually ½, ¾, or 1 — and the instinct is to buy up. It doesn’t work the way people expect.

An opener isn’t lifting the door. The springs are. The opener guides it and supplies the last bit of force, which is why a half-horsepower motor can move a 200-pound door on a balanced system and can’t move the same door when a spring is failing. Buying more horsepower doesn’t buy you a longer-lasting opener. It buys you a motor that will drag a badly balanced door for a while longer before something breaks.

Sizing is simple. A standard single-car door is fine on ½ HP. A double, or a heavy insulated single, does better on ¾ HP. Anything above that is for oversized or solid-wood doors, which are rare on Indianapolis homes. We’ll weigh the door and tell you which one it actually needs.

Features Worth Paying For

Openers come loaded with options now. Two of them earn their price here. The rest depend on how you use the garage.

Battery Backup

Indiana gets real storms, and the power goes out. Without a backup, an opener is a dead motor and your car is behind a door you now have to lift by hand — in the dark, usually when you needed to leave. A backup battery keeps it running for a day or two on its own. It’s a small line item and it’s the one people are gladdest to have.

Wi-Fi and Phone Control

Check whether it’s closed from anywhere, close it from the driveway, and get an alert if it’s been open an hour. It also lets you let someone in without a code or a key. Genuinely useful, and standard on most current units rather than an upgrade.

Keypad Entry

A code pad outside the door means getting in without a remote or a key — useful for kids, for anyone who runs or bikes, and as a backup when a remote dies. Inexpensive, and easy to add later.

Built-In Camera

Some current models include a camera in the motor housing. Worth it if you don’t already have a camera covering the garage. If you do, it’s duplicate coverage you’re paying for.

Can You Install One Yourself?

It’s one of the more approachable garage door jobs, and plenty of people do it. Three things are where it goes wrong.

The Straightforward Parts

  • Assembling the rail and mounting the motor
  • Running the sensor wire and mounting the photo eyes
  • Wiring the wall button
  • Programming remotes and the keypad

The Three That Go Wrong

  • The header bracket has to land in framing, not drywall
  • Force and travel limits set wrong will damage the door
  • The safety reverse has to actually be tested, not assumed

The header bracket is the one worth being blunt about. It carries the pulling force of the whole system, and a bracket lagged into drywall instead of the header will hold — until one cold morning when the door is stiff. Then it comes down with the rail attached. If you do install one yourself, find the framing and use lag bolts into it.

What Changes the Price

Four things move an opener quote. Knowing which apply to your garage tells you most of what you need before anyone comes out.

Drive Type

Chain is the entry point. Belt costs more. Wall mount is the highest of the three and needs the right door and headroom to be an option at all.

Horsepower

A double door or a heavy insulated single needs more motor than a standard single. It’s a modest step up, and it’s decided by the door’s weight rather than preference.

Features

Battery backup, Wi-Fi, a keypad, a camera. Most current units include Wi-Fi as standard; the rest are line items you choose or skip.

What Else the Garage Needs

If there’s no outlet where the opener mounts, that’s electrical work. If the door is out of balance, the springs come first — a new opener on a bad door doesn’t stay new for long.

You get the price before anything is ordered or installed, and there’s no charge for the visit.

Brands We Service

We install and service openers from LiftMaster, Chamberlain, Craftsman, and Genie, plus every other major brand, and common units are on the truck.

What We Do on an Install

Half the job is what happens before the new unit comes out of the box.

We Test the Door First

Opener disconnected, door lifted by hand. If it doesn’t hold halfway up, the springs need attention before a new opener goes on — otherwise the new one wears out doing the same work that killed the old one.

We Mount to Framing

Header bracket into structure, motor hung on solid mounts. That bracket holds everything overhead, so it goes into solid wood every time.

We Set Force and Travel

Open and close limits, and the force the motor is allowed to apply in each direction. Set too high and the door damages itself. Set too low and it reverses for no reason.

We Test the Safety Reverse

Photo eyes aligned, and a contact reverse test with a board on the floor. It doesn’t leave working any other way.

We Program Everything

Remotes, the wall button, the keypad, and your car’s built-in buttons if it has them. You shouldn’t need the manual after we go.

We Take the Old One

The old opener and rail leave with us. No trip to the curb and nothing left in the garage.

Frequently Asked Questions

Quick answers to the questions we hear most.

Chain or belt — which should I get?

Belt if there’s a bedroom, office, or living room above or beside the garage. Otherwise, chain lifts the door just as well for less.

A standard single-car door is fine on ½ HP. A double, or a heavy insulated single, does better on ¾ HP. Going bigger than the door needs doesn’t add years to the opener.

It depends on four things: drive type, horsepower, which features you want, and whether the garage needs anything else — an outlet, or springs if the door is out of balance. We look at the door, put options in writing, and there’s no charge for that visit. Standard chain and belt-drive installs typically run $450–$900 installed. Premium features or a wall-mount drive can push it higher — you’ll get the exact number after we look at your door.

Most replacements are a couple of hours. A first-time install in a garage with no existing opener takes longer, mostly because of mounting and running the sensor wire.

Here, yes. Indiana storms take the power out, and without a backup the opener is dead and your car is behind a door you’ll be lifting by hand.

Plenty of people do. If you take it on, lag the header bracket into framing and test the safety reverse with a board on the floor before you rely on it.

Only if the opener was the problem. If the door is out of balance or a spring is at the end of its life, a new opener will do the same work the old one did and wear out the same way. We check the door before we quote the opener.

We install LiftMaster, Chamberlain, Craftsman, and Genie most often, and we service every other major brand.

Residential garage doors of every major brand and type, single or double, insulated or not. A wall-mount unit needs a torsion-spring door with the right headroom, and we check that on the visit.
